1. What Afford Florida Is

Afford Florida is a free housing discovery and pre-screening platform. We index apartment communities that have applied for or received approval under Florida Housing programs, including the Live Local Act, and we help renters estimate whether they may qualify based on published income limits.

We are not a landlord, real estate broker, property manager, or housing agency. We do not own, lease, or manage any property listed on the Site, and we charge renters nothing.

2. No Guarantee of Pricing, Availability, or Eligibility

All rents, unit details, photos, amenities, and program descriptions are collected from public sources, primarily each property's own website, and from the Florida Housing Finance Corporation's published schedules. They change frequently and are provided for information only.

Our eligibility results are estimates based on published income limits. Final eligibility, pricing, and availability are always determined by each property at lease-up, which may consider asset tests, rental history, household composition, and other program rules.

You should verify every detail directly with the property's leasing office before making any housing decision.

3. Contacting Properties

The Site connects you directly with each property: by phone, or through the property's own website. Any information you share with a property is governed by that property's own policies, not these terms.

4. Acceptable Use

You agree not to: submit false or misleading information; use the Site to harass property staff or other users; scrape, bulk-download, or resell Site data; probe or disrupt the Site's infrastructure; or use the Site for any unlawful purpose, including housing discrimination prohibited by the Fair Housing Act or Florida law.

5. Intellectual Property

The Site's design, code, text, and branding belong to Afford Florida. Property names, photographs, and marketing descriptions belong to their respective owners and are shown for identification and information. If you own content shown here and want it corrected or removed, email info@affordflorida.com.

6. Third-Party Sites

The Site links to property websites and other third-party resources. We are not responsible for their content, accuracy, or privacy practices.

7. Disclaimer of Warranties

The Site is provided "as is" and "as available", without warranties of any kind, express or implied, including fitness for a particular purpose, accuracy, and non-infringement. Your use of the Site is at your own risk.

8. Limitation of Liability

To the fullest extent permitted by law, Afford Florida and its operators will not be liable for any indirect, incidental, consequential, or punitive damages, or for any loss arising from housing decisions made in reliance on Site content. Our total liability for any claim relating to the Site will not exceed one hundred U.S. dollars ($100).

9. Changes to the Site and These Terms

We may change or discontinue any part of the Site at any time. We may update these terms; the current version is always at affordflorida.com/terms with its last-updated date. Continued use after a change means you accept the updated terms.

10. Governing Law

These terms are governed by the laws of the State of Florida, without regard to conflict-of-law rules. Any dispute will be brought in the state or federal courts located in Florida.

11. Affiliated Properties and Transparency

The manager of Afford Florida LLC holds interests in Florida real estate development, and properties affiliated with the manager or its related entities may appear on the platform alongside unaffiliated properties.

Affiliated properties are identified, listed, and presented under the same standards applied to every other participating property: the same data sources, the same pricing rules, the same photo standards, and the same default ordering rules. Affiliation does not purchase ranking.

If a property is promoted, featured, or given placement because of a financial relationship with Afford Florida or its manager, that placement will be separately and clearly disclosed where it appears.
